Do home owners selling need a Form 23 pool safety certificate before settlement in QLD?
Technically No. That said, not having one at sale time just introduces risk to the selling process. If however, there's no certificate / Form 23, a Form 36 Notice of No Pool Safety Certificate must be given before settlement — which puts the buyer on the clock for 90 days from settlement day, before they have to get the pool compliant. Booking the pool inspection early is the easiest way to keep the contract on track.
How fast can you turn around a pre-sale pool inspection in Brisbane?
Most Brisbane pool safety inspections are booked within 24-48 hours and the certificate is issued the same day if the pool is compliant. Same-day appointments are usually available for urgent settlements — give me a ring and I'll fit you in.
Do landlords need a pool safety certificate for a rental?
Yes. A rental can't be leased or re-leased to a new tenant without a current Form 23. Certificates last two years for non-shared pools and one year for shared pools. Most property managers diarise the expiry and book the re-inspection 4-6 weeks out so there's no gap.
Can you fix small pool fence issues during the inspection?
Yep. Sticky latches, dropped hinges, small fence gaps, missing CPR signs — most minor non-compliances are sorted while I'm on site, so the property gets certified the same visit.
